What is an Electrical Installation Condition Report? (EICR)

An Electrical Installation Condition report also known as an EICR is a formal document which is produced after the inspection and testing of an electrical installation within a property.

Do I Need To Have An EICR Done?


If you are a landlord and you are renting out your property it is your duty to ensure that the electrics within your property are safe, an EICR will highlight any defects. It is recommended that rented accommodation is tested and inspected every five years and it is good practice to have the property tested at every change of occupancy.


It is recommended that a domestic dwelling is inspected at least every 10 years. Most Insurers will not pay out on any electrical related claims if you do not have an EICR in place.


Commercial premises have a greater responsibility when it comes to health and safety due to dealing with members of the public and being a workplace for employees. An EICR is recommended every 3-5 years dependent on what type of business you may have. Commercial premises which are deemed special locations (e.g swimming pools & petrol stations) have a recommended periodic inspection every year.
